Founded in 2011 as a creative agency, Friday widened its remit in answer to steady demand - bringing a logical, flexible, task-focused mindset to real-estate development, where a strictly goal-time-cost approach is a rare advantage.

Independent. Builder-side.
The engine of the project.

On the ground in Budapest, Kecskemét, Győr, Fót, Siófok - and internationally, in Vietnam.

As the delivery lead - and, on request, the technical inspector - we are fully independent of the designer, the contractors and every other party. We represent the Builder's interests alone, functioning as the engine of the project.

As the Builder's extended hand we keep technical, quality-control and financial control across the entire timeline: holding the schedule, commissioning buildable (not just beautiful) designs, ensuring spec-correct materials, validating any extra works, and optimising every forint spent - from site handover to hand-back.

The project plan is our compass: it sets the rules that guarantee control quality and makes the terms of collaboration clear to every participant. We define agreements and their technical content, set the personnel, financial and technical conditions, assemble the professional team, commission feasibility studies, build the cost estimate and time-cost-optimised schedule, then track design weekly and keep full project documentation.

02 / Tender → handover

Construction Management

// Where the build is run.

We assemble the full tender documentation, run contractor prequalification and competition, evaluate bids on technical and cost grounds, prepare the award decision and the contract (with legal counsel), and hand over the site by record. Then weekly co-ordinations, e-construction-log tracking, certification of performances and invoices, escrow administration (Gov. Decree 191/2009), technical handover, snag lists, warranty management and the occupancy procedure.

Technical Supervision

// Where quality is enforced.

Fully independent engineering control. We pre-approve installed materials and check conformity to the construction documents and standards, verify and certify contractor performances technically and financially, oversee lab and instrument testing, advise on necessary extra works, countersign construction-log entries, keep continuous on-site presence aligned to the working day, and attend mechanical commissioning and the contractual parameter measurements.

Plan Review & Tenders

We supervise the designers across every phase with discipline engineers, and review execution documentation for buildability, cost-efficiency and operability - initiating changes where needed. For open, invited, negotiated and public-procurement routes we prepare the tender documentation, develop its technical content, evaluate bids on an objective scoring system and prepare the decision papers that lead to the optimal award.

03 / How we deliver

One thread, site to hand-back.

A single accountable team carries the project from the first economic calculation to the occupancy permit - nobody tosses the brief over a wall.

The compass document - rules, roles, rights and the framework for collaboration, kept live for the whole project.

Feasibility & budget.

Broad economic calculations, preliminary cost estimate and a time-cost-optimised schedule, plus the studies and permits to get moving.

Weekly design tracking with discipline engineers; execution docs reviewed for buildability and cost, with the itemised bill of quantities built alongside the designer.
